A possible new condo retaining facade of c.1915 five storey office building is coming to this site, not certain if Neilas is still interested in developing Toronto properties after recently stating they're tired of the red tape in the city after their Cube Lofts fiasco... But maybe they'll flip to another developer or launch under a different brand name?

According to this..http://www.tobuilt.ca/php/browseoldest.php?page=3 the Purman Building is a converted factory to office/residential building built in 1915. Good luck in knocking this one down, i think whoever bought this should be looking at the lot next door.
The reason i say residential is that i think this is a building like many other in Toronto where office space has been converted in to lofts by tennants...it also has a bit of a bedbug problem. http://bedbugregistry.com/location/ON/M5H/Toronto/263-Adelaide-St-W/

^If you'd read the doc provided carefully you'd see the developer wants to maintain at least the facade and/or entire structure with new interior to be used for artist studio space or office use, with a 30-40s residential tower on top depending on what the city allowed. What it really showed me is that to max your investment dollars it's best to take part in these private placements before the project starts....

I was at tonight's community meeting for this project and what came out of it was some interesting information pertaining to this and the neighbouring site. I grabbed one of the pages from the doc and marked it up to better explain.

So they are indeed planning on saving only the facade of the existing 5 storey brick and beam warehouse building, and that includes the front on Adelaide as well as the side facing John (not 100% sure I got that correct, but that's the impression I got). They plan on replacing the space in the top 4 floors of the old 'warehouse' with office, with the first floor devoted to retail. The yellow lines I marked indicate the extent of the retail frontage they were conceptually planning. The reason for the side frontage was that they were leaving open the opportunity to negotiate with the owners of the adjacent site for the opportunity to integrate their frontage with possible public space use in that green space I marked 'B'. According to Adam Vaughan, the owners of Pinnacle are also in the early stages of planning a small condo for the blue site at 'C', and mentioned that he's expecting a proposal for a 16 storey condo with the public space to the north. I for one sure hope that they are planning for more public space on John as it's really going to be needed once the full extent of the surrounding condos eventually get built. I also added roughly the site where Pinnacle's public space is going to be at 'A' for comparison.

The render provided at the meeting was similar to the Teeple design. However, given that the proposal is in such a preliminary stage, the actual design was rather vague. Forty-three floors was the suggested floor count.

I'm really not happy about losing the Purman Building. So far, the building boom has been mercifully gentle to the Entertainment District, with most new construction being decent infill, or at worst, towers wedged carefully between older buildings.

Then came Tableau, and now this. At least the architecture is good, I guess :|

let's hope the architecture of the tower remains decent as the project progresses. It'll be the only redeeming factor to loosing the old warehouse structure.

So glad they're planning to save the facade at least. Losing that handsome 1915 building, especially when there's a massive parking lot next door, would be a travesty.

Actually, a tower is planned to be going on to the adjacent parking lot - which is owned by Pinnacle.
