Hey, there's something to like here.

I'm not really a dark brick guy, but I see decent materials here and a coherent design; retail with small frontages, some human-scale with 2-storey podium, street trees.

I'd prefer to see less parking, but in this location I can't get exercised over that, I do think, however, that the bike parking is entirely inadequate.

I'd like to see the slip lanes removed as well.

Good God, that's ugly. But it's better than an empty lot. I think.

Harsh! LOL

I'm not in love with it; but compared to a lot of the junk we see at UT I didn't think it was that bad; if not to my taste.
 
The massing combined with dark brick is a little heavy perhaps, but I was thinking the detailing is quite sharp for the location. Plus narrow retail frontages and masonry carried to the ground, it's better than a lot of proposals, especially those in the outer GTA.
