The design of this one reminds me a bit of the first design for Social at Church + Dundas. Just the way the balconies protrude on both designs is similar.

Nice looking. But it like the the previous rendering! It has more depth with zigzaging balconies made it look more detailed compared to this flat facade wall as seen in the photos up above.

Please point out where the City had anything to do with the height reduction. Much less made the developers reduce heights due to shadowing.

Wow they really flattened out all the balconies. That was the only interesting element from the previous design.

Likely to cut costs in building this, for good or bad.
I certainly liked the angled balconies in the previous design, but I also like the gradually lightening/thinning frames as this one rises, and the zig-zag effect that the staggered black louvre sections create. I'd be happy to see the old design show up somewhere else at some point, but I won't mind this one.

can someone please how chopping off 2 floors makes difference , ... and I really like the new rendering , .... im hearing the city processing is being sped up on all these downtown core projects

I'd say in this case chopping off 2 floors is all about holding the line on height and density and not setting a precedent from which there's no return.
