New to the AIC is this proposal for a 9s midrise on the south side of Lake Shore Blvd W in Mimico.

Commentary:

There's a lot to like here; the parking ratio a tad high for my liking...........but overall, this one should sail through.

It's broadly compliant w/area plans.........architectural design is decent. Solid BDPQ effort.

Parkland dedication is modest, appropriate to the scale here, but is, importantly, immediately abutting an existing City-owned 'future park' site, and will enlarge it and fund basic finishing.

This is the existing City-owned site (and the dedication will directly abut and enlarge this)

Lots to like here, some minor fine tuning and thumbs up from me!

The real test here is whether this will get past @Amare LOL

Definitely giving my stamp of approval on this, it looks great overall. The scale is very appropriate for the Mimico area (unlike the proposal next door which is shooting for the sky for whatever reason they think is appropriate), the retail space looks fantastic with the sizing, podium looks great, the design work is very interesting.

Anything that will get rid of this dump of a plaza will generally be a good thing (for the most part). I was wondering why there hasnt been a proposal on here for the longest time, it was ripe for development and most of the businesses there have been closed for years.
 
I'm glad that people see that the building is appropriately designed and scaled.
Answering @Amare 's question, that site was on an OMB process since 2016 and finally came online in early 2021. We hope it will uplift this portion of Lake Shore Blvd W and give it a bit of charm. @67Cup , there are some commercial spaces on the ground floor, maybe Tita’s Mexican Restaurant will find a new home there.
