There's not one thing that's right in this proposal. The massing is ridiculous, the podium is a joke, the material selection is laughable, the heritage retention is as minimal as you can get, there's no cohesion between basically anything, etc. The list pretty much goes on and on.

G+C is a sad, pathetic excuse of an "architecture" firm.
 
The heritage portion looks like a nail house that doesn't to be there the way they got the podium engulfing it like that. /sigh
 
Since this project is now being developed by two separate proponents, the thread should probably be split, right?
I've just spent an hour or so fixing the errors caused when the wrong part of the larger site was cleaved off into a new thread. What is in this thread now represents the western portion of the block, still owned by ONE Properties, and still retaining the 245 Queen St E property. The eastern part that was sold to Tricon Residential can now be found in this new thread.
