Wow! For a rental this building really stands out from the others. I love the punched in vertical windows and those thick columns that run vertically beside them. Making the building look more like an office tower. It would be nice to see another duplicate tower that's taller beside it.

Good news for any locals who shop at the Sobey's here now. The plan is that the 8,000 square foot store will end up as a 20,000 square foot store once the redevelopment of the site is complete. There'll be that gotta-go-farther-for-groceries period when this gets under way, but a more convenient future afterwards.

Based on the comments in the staff report, I have a feeling this good proposal will end up settled with the building being slimmed down slightly. I agree with some of the comments: podium is a bit high, separation distance is not adequate to the small apartment building to the east, shadowing on school grounds is bad mid day, and the loss of a mid-block connection to Davisville is unfortunate.
 
I don't have a lot of confidence in Shiplake delivering on anything that looks like the rendering so slimmer, shorter would be a good thing
 
A final LPAT hearing is scheduled for June 15, 2020: https://www.omb.gov.on.ca/ecs/CaseDetail.aspx?n=PL171113

That June 2020 hearing was cancelled, presumably due to Covid, and is probably being rescheduled. LPAT has resumed hearings using video.


Here is the latest from the Collecdev website, showing Diamond Schmitt as architects? Must be a typo as in the text below it says gh3.
