Perfect! Not just a whole bunch better than a vacant lot, with solid intensification; but it fits really well into the neighbourhood context, has nice detailing with the lentils and the arched door, and superb windows.

10/10, send it to the express checkout!
 
I agree but just want to say that I wish that there was a live/work unit on the ground level.
 
No bike parking spaces mean the interior hallways will get dinged up over time when people carrying bikes into their units stumble. Why not provide bike parking on the ground floor?

May 2 Doc says there will be bike lockers in the basement.

But these units are tiny. All under 500 and the smallest 255. Add another floor and gives these people some room to live.

Edit: Jesus they don't even have space planned for a fridge or stove.
