Could be a pretty sizeable lot, with all these properties combined:

hope they remove that massive retaining wall and drop the grade to align with Bathurst. would be a big improvement to the streetscape along here.
 
The homes in behind won't want them going too tall either (and will kick up a fuss no matter what, actually) so if the plan does dig into the retaining wall and therefore limit the height on the east side by a storey, it'll go easy for them fight-wise with the neighbours.

The proposal does not really address the complicated topography of the location. As can be seen in the 1912 archival pic below, Bathurst north of the ravine was quite hilly:

The retaining wall was built when Bathurst was regraded and resulted in a somewhat bucolic environment for the current 1950's era four-plexes.

By lowering the grade, this environment will of course be lost and also result in a huge retaining wall at the rear property line (an issue the model does not address). I think that concerns with this proposal will go beyond simple NIMBY-ism.

You could front Bathurst with towns with parking in behind, and have an artificial grade to match existing grade above the parking when facing the existing houses to the east.

This is of course likely quite expensive as it involves a lot more excavation than currently proposed - especially considering the parking is proposed to be provided in a stacker system with little excavation.

I don't think that they are planing to lower the grade: the retaining wall on Bathurst will sill be there.
