Economies of scale. It may have lowered the cost of service delivery but I don't think it would have lowered the cost of services though as service providers probably would have pocketed the extra income. I have a hard time believing Bloor and Dundas aren't right for this scale of development.
 
Well now all the NIMBY's who were so against this beautiful tower have a nice rotting sales centre instead - clearly a big win for the neighbourhood!

This was not a case of NIMBY-ism, as the majority of the neighborhood supported the building and design. The arguments against the building came mostly from Gord Perks and his base of support, Parkdale residents and Bloor West Village residents. The people who live in the immediate vicinity, myself included, weren't listened to by the OMB.
It's going to be years before this corner is developed now. The GTA's 8th busiest transit hub and the best we can do is used car lots and a McDonalds.

Though at least the McDonalds borderline-acceptable/excusable by being integral to the subway station, rather than an auto-oriented standalone...

The Giraffe project was quashed more than a year ago, in March 2010, when the Ontario Municipal Board ruled against developer TAS DesignBuild. The developer had applied to build a 29-storey condo on the northwest corner of Bloor and Dundas that the city did not support, spurring TAS to appeal to the OMB.

In its decision, the board found the proposed structure, at 92.5 metres in height, was too large for the site and inappropriate for the area, noted City of Toronto community planning manager Lynda Macdonald. “The proposal did not fit or complement the low-rise, main street context,” she said.

TAS principal Mazyar Mortazavi said the company was “continuing to explore different options” for the Giraffe site. “We don’t have anything specific set out right now but… hopefully look to proceed with the development in some form over the coming months,” he said. The city confirmed that to date, there has been no new application made on the site.

“The city is not aware of what the owner plans to do, but the project they were previously marketing was refused and the city has closed the file,” Ms. Macdonald said.

Anyone have photos of what this looked like before? Pictures and links posted at the beginning of the thread are now dead.
