5 storeys of underground parking? What for?

I wonder if this is too far north for a PATH extension.

There's 610 units. 5 storeys of parking/storage on a small site is nothing; one space to maybe every 6 or 7 units. Let's be reasonable.
 
Just to be clear about the properties involved here, this does not include the parking lot seen in the background of the Google Street View image above: that's Humbold's 217 Adelaide West site that's now gone to the OMB.

This includes the gravelled lot in that image, the small parking lot on the left, and the two buildings to the west, all the way to Duncan. In total, 150 and 158 Pearl (with 154 and 166 Pearl as convenience addresses) and 15 Duncan. You can see these buildings better in the two shots below, from west of the site and east of it:

North of this redevelopment proposal is the 19 Duncan redevelopment by Westbank and Allied.

I know Conservatory Group were interested in this assembly earlier in the year but I'm not sure if they ever closed on it.

It looks pretty confused and slabby. The worst part I think is that it would make some nice neighbouring projects feel even more crammed and stuffy. If it is going to be this densely packed it should offer something different, and certainly not this busy.
Something minimal and refreshing here please.
 
The condo part of the building looks okay. The podium part of the structure would pop out much better by using just the bronze colour windows right through. Instead of all these different size and coloured windows.
