That land belongs to St. Mike's and was leased to the gas station operators. The lease wasn't renewed, and the condition on the lease was that the site be restored back to its original condition before St. Mike's would take it back. Once the building is gone, the tanks are removed, and the soil is remediated I'd expect to see a temporary surface parking lot or maybe a field while the school figures out what to do with it. If and when it gets developed it'll be developed by the school and not sold off to a third-party.

There were workers onsite the other day looking/testing the (I assume) ventilation on the site. If there was soil contamination (and it was a gas station so there was...) if they were going to remediate the site wouldn't it have been easier to remove all of the soil, dig down another 40-50 feet and build a condo?

Kingsett Capital hosted a community meeting on May 29 to inform residents about a proposed development beside the St. Michael's College lands. The basic proposal is for a 6-8-storey podium with 3 30-storey buildings. Feedback from the meeting will be used to inform a proposal that will best meet the needs and address any concerns of the community.

Pretty substantial parcel of land to work with overall, considering the site extends all the way to Joe Fresh. Good potential for this location and proximity to public transit. For me, a major criteria of future development should be improving the pedestrian experience when walking between St. Clair W station to Bathurst along the north side. The current elevated landform of the parking lot creates an awkward street level interaction right now. Hopefully that gets addressed accordingly.

The Heathview twin towers on Tweedsmuir are both 30 storeys, so similar height is already found in the area. Although in order to have 3 towers here at St. Clair and Bathurst, I hope each tower to be fairly slim in profile so the overall impact won't be too clunky.
