I used to frequent the area and it's truly awful. Doubling the sidewalks from 3m to 6m will make a world of difference as will a decent design .....which this seems to be.
 
Handsome project. The use of metal balcony railings/guards is welcome relief from glass and/or plain metal (including perforated). Would like to see a bit more design thought with faux 'wrought iron' balconies... not full on New Orleans, just a bit more whimsy.

So many nice mid-rises u/c and proposed... Gairloch alone is giving us 1414 Bayview, Craft Residences, Grain Lofts, Junction Point etc. Softens the high-rise blight we're seeing... a little bit.
 
I hope, but am not entirely optimistic, that KingSett develops this themselves with the proposed design and doesn't flip it to Neudorfer or Marlin Spring or something.

It turns out that City approval of the ZBA here was appealed to the OLT by a local residents group. Kingsett filed for a dismissal of the appeal without a full hearing based on the reasons for the appeal being frivolous. The dismissal application was heard in January. The OLT agreed that the grounds for the appeal "do not disclose any apparent land use planning ground upon which the Tribunal could allow all or part of the appeal," so the appeal has been thrown out, and the zoning amendment stands.

These existing houses are awfully ugly, this site needs be developed as soon possible . It makes the entire neighbourhood look unpleasant.
 
The new project details have been updated. All information is taken from the minor variance submission. The height changed from 65.05 m to 71.50m. Storey count increased from 18 storey to 20 storey. Finally, total car parking reduced from 64 car parking to 18 car parking.

With all the development going on in this triangle of land between the two rail corridors (circled in blue) one can only wonder how long it will be until the block of houses between perth and sterling are bought up. MTSAs at Bloor/Lansdowne GO and their correlating subway stations will likely make it easy to build tall here.

You missed some others too.

It's a pretty tight-knit community there. So much building happening. The existing/planned construction may drive some people out, but others may require some significant financial convincing. Would be hard to stay in the neighbourhood if they had to leave there.
