Gairloch Developments has assembled properties at 1408 through 1420 Bayview Avenue between Merton and Balliol, and are going to be submitting an application to the City in February. The project will be proposed as an 8 storey condo with street retail and will again be an architectsAlliance design. (aA created the gorgeous 383 Sorauren for Gairloch.) They are targeting a sales launch for the end of the year.

Gairloch Developments is excited to introduce 1408 - 1420 Bayview Ave. to the Leaside & Davisville Village neighbourhoods. The proposed development is an 8-storey condo featuring approximately 60 units and 1st floor retail fronting Bayview.

Gairloch hopes to develop a building that caters to both renters and owners, as it feels that this will best respond to the needs of the neighbourhood. Initial plans provide for a range of unit sizes, from one bedroom to three bedrooms, which should work to enhance the range of existing housing options in the neighbourhood.

The properties are currently home to residential uses, including rental units in duplex and triplex dwelling structures. The new development will continue to provide much needed rental apartments for the neighbourhood while allowing neighbourhood residents to downsize for an opportunity to age in place or begin a family in a family-friendly neighbourhood.

FREQUENTLY ASKED QUESTIONS
What are you planning for the site?
  • Gairloch will be proposing a mid-rise building characterized by a conscientious approach to the public realm. The building will feature ~60 units, a fraction of which will be rental units in accordance with the City of Toronto’s rental housing replacement policy.
What are the benefits to the community?
  • The development will offer:
    • A broader range of housing types.
    • Rental housing stock.
    • Improved street character through architectural detail and design.
What is the timing for the project?
  • An application for redevelopment will be filed with the City of Toronto in mid-2019, at which point the formal review process will begin. The applicant has begun meeting with city planning staff and community stakeholders.
  • As part of the City’s planning process, community consultations, public meetings, a report from Staff and votes at Council are all part of the application process still to come.
How can I participate in the process?
  • We are interested in engaging with the community throughout this process. This website is one of the ways that we plan on doing that, and we encourage you to share your comments with us through the form found on the Contact page. In addition, the City’s development application process is designed to encourage the public’s participation in the process. Website says application in mid-2019. But February would be cool... I'm interested to see another aA midrise.
 
Interesting. I had no idea this stretch was up for re-development. I can already hear the locals grumbling. The upper floor balconies will have great views into people's backyards. That was a major complaint at the Laird/Millwood re-development.

Many hurdles before this one will be allowed to go through. I have it on good authority that none of the requirements have gone through committees, re-zoning applications, hearings, blue prints, Architectural Designs submissions, lots of complaints already from residential neighbours, 8 stories, huh??? RDX1 would need a bribe of some magnitude to officials for this to be allowed 8 stories..

as is the standard process, yes.

8 storeys is permitted under the new midtown Secondary Plan. There is explicit council direction already to permit that height here. No reason it won't get approved.
 
Bill is very smart about his acquisitions, this one is no different. 49 Lawrence was a bit of an informed gamble, which itself represented an out-of-the-ordinary move for him. Too bad it didn't work out as planned but that's the Yellowbelt for you...
