Good gains on both the heritage and slightly increased density aspects. Now hopefully Kingsett or if someone else ends up picking up this project can keep this momentum going towards having it all come to fruition.

New renderings are updated in the database! The project information is updated in the database. The total building height increased from 37.20m to 42.9m. The total storey count changed from 9 storeys to 11 storeys. The total unit count increased from 117 units to 142 units. Finally, the total parking space count decreased from 38 parking spaces to 36 parking spaces.

The last time I clicked on this project they were getting rid of the corner heritage facade. Nice to see a design change that's actually an improvement for once.

It's definitely a win to get the corner heritage facade retained. Although the previous iteration wouldn't have been bad as a standalone if it was elsewhere, the latest concept is just a thorough improvement with the fine grain urban form preserved to anchor that corner.

Does it seem that the settlement process went quickly? Much faster than waiting for the OLT?
It has become the norm for the City and the developer to continue to talk in advance of an OLT hearing, as long as the City thinks that the proposal isn't too crazy out-of-whack. (If the City is certain that it would win at the OLT because the ask by the developer is just too nuts, then the City just puts the proposal aside.) If the City thinks they're in the ballpark though, then the talks continue so that they can hopefully reach a settlement to present to the OLT, where both parties can be happy with the outcome, both get more of what they want. In that case, what would have been a two-week hearing simply becomes a one-day ratification meeting.
