3rd SUBMISSION: Site Plan application for a 30 unit, seven (7) storey mixed use residential building having a total gross floor area of 3,340m2, comprised of 3,035m2 of residential floor space, and 305 m2 of at-grade retail space. A total of 10 one-bedroom units, 15 two-bedroom units, and 5 three-bedroom units are proposed. 31 parking spaces are proposed including 29 spaces for residents located in parking stackers, and 2 visitor spaces located at-grade. 30 bicycle parking spaces are proposed - 21 for residents, 5 for visitors and 4 for the retail space.

Built form guidelines and tight margins mean that you have to essentially built out the entire permitted gfa volume - which means little creativity left for the architects to play around with.

I don't really mind a certain "sameness" along avenues, as long as the buildings being built are aesthetically pleasing and condusive to urban vibrancy.

Every city's gotta have their bread and butter.
