This is another approved project on the eastern end of downtown Kitchener. This project takes up about half of the block that spans King/Charles/Sheldon/Sydney. The project is approved with two buildings on the site, the tallest is 27 floors and is on the corner of King and Sheldon, then an 8 floor midrise is planned for the corner of Charles and Sheldon. The site will contain 408 residential units, most likely 1bdrm and 2brdm which is common for Vive but the exact breakdown is not known as this is the second iteration of the project. There is 178 parking spaces proposed for the site which is a parking rate of 0.44 per unit. There is also 0.5 bicycle spaces per unit proposed for the development. Rather bulky/slabby; we're not at the render stage yet, but I'm not sure a good material palette would save this thing.

Relationship to adjacent streets seems poor.
