Wow 4.5 million bucks to the city and still wait for years
No wonder most buildings get cheapen before the city gives them the green stamp

Prior to the issuance of the first above-grade building permit, the owner shall pay to the City the a section 37 contribution of $4,450,000 to be allocated to areas including but not limited to local area park improvements and streetscape improvements, existing community non-profits, recreation and/or cultural space improvements, heritage interpretation and/or Heritage Lighting Master Plan and public art, to the satisfaction of the Chief Planner and Executive Director, City Planning Division, in consultation with the Ward Councillor, within the vicinity of the site;
 

[6] Mr. Smith explained that the proposed development has been re-designed to respond to the unusual property shape and has been stepped down to podiums at 3, 4 and 5 storeys and incorporates various terracing in response to the surrounding land uses, including the building located immediately at the corner of Church and Richmond Streets, which the development wraps around and in response to the new 198 m2 municipal park to be created on the Subject Lands and dedicated to the City. Mr. Smith explained that this parkland dedication was slightly more than the requirement contained in s. 42 of the Planning Act (“Act”). Mr. Smith explained that the proposed development has also been revised through discussions amongst the parties and in response to public comments in various ways, including: reducing gross floor area by approximately 6,000 m2, increasing the number of parking spaces from 129 to 140, stepping back the tower face 3 metres (“m”) at the west to increase views and light to the north-facing windows of an existing residential building known as the Indigo Condominium, and incorporating various other tower reductions and increases in setbacks and stepbacks.

Beautiful! but i can bet that the curved glass and and golden will be gone in the final product :(
