Site borders Whitby GO, and 2 major roads with DRT transit service with a reasonable prospect of being frequent in the near term.
Every effort should be made to make this a transit oriented site as much as is practical.
Consideration should given in this site or on the adjacent GO/Mx lands to providing a supermarket as an important component of a walkable, transit-oriented community.
Setbacks along Victoria and Brock should support Cycle Tracks/MUP if possible.
SFH to the north of this site along Byron Street must be redeveloped with high density housing:
Looking at the area park situation and proximity to the Lake, I feel this large block on the north side of Victoria should get only a modest size park featuring a playground for young kids and a dog run.
I think the focus on park space should be growing the riverine and lakefront parkland areas nearyby.
Private properties fronting Dufferin and Bond would make sense to me as acquisition priorities in support of trails, nature and recreation.
