An unfortunate history on that site - was formerly the Children's Storefront, a non-profit resource centre for young families. It burnt down in 2009, with one resident of the building dying in the blaze. It's sat empty since; I wondered walking by that hand painted sign in the photo above soliciting donations if they ever managed to raise the money to re-build. Turns out they relocated a couple of years ago to Bloor and Shaw.

DTZ Barnicke listing for the site.

The latest renderings document presents two options. I can't see any obvious differences between them but I'll post both anyway.

Option 1:

And the proposal, itself, has changed, too; now for 5 storeys with 7 res units and 1 commercial, re-submitted at the end of November.

Materials, to go along with the renderings PMT posted above; Melillo Architects:

Few (semi-)interesting tidbits in the new cover letter, too:

Item 1- We have revised the design to incorporate the garbage storage inside the building.
Item 2 - We have consent from the neighbouring property owner.
Item 3 – We have revised the design to eliminate the pedestrian walkway and have labeled the exterior building materials on our elevation drawings and plans. Item 4 – We have revised the design to be a more “contemporary expression”

Good infill development. I personally think the original brown brick rendering sits better with the neighboring properties

I agree. The brick colour should match the rest of the frontage. It needs to fit in. Not stand out. Good height. Inoffensive design. I'd like to see more like this.

I quite prefer the revision; I don't like contemporary buildings that try to mimic the style of a bygone era; it's a little too theme park-like for me.

Plus, I think a more contemporary design fits with the vibe that's developing along this stretch: a bunch of art galleries, a beautiful, MSDS-designed florist (Flur), and some pretty, Ossington strip-esque retail (Ewanika and a couple others). Add in the contemporary designs in the Dupont pipeline just up the street (and those that have come in the last 5-10 years), and I think the revision here is much more in keeping with the flavour of the neighbourhood.

The renderings sort of showcase the buildings to the south, which made the previous design look more congruous, but take a look at those on the other side of and across the street from the proposed building:
