I've added Marlin Springs to my blacklist of developers who will be sure not to disappoint anyone with generic and uninspiring designs. Hopefully other developers get their hands on some properties along the Queensway before Marlin Springs buy up some more.

Every developer is looking to maximize GFA, don't kid yourself. What they do to sheath that density will set some developments apart from others, but EVERYONE is going for maximum grab. In a city that (as newspaper articles are reminding us right now) is less than a quarter as dense as Paris, I'm not against that in principle. The problem comes when slavishly adhered-to angular planes are applied on irregular lots (I'm thinking about Campus One in particular) and we get the most wretched, over-bearing massing as a result. Here, the massing is not going to be so much of an issue that clever cladding can't mitigate what looks like a mediocre lump at the moment… Throw some brick (or real back panelling) or high-quality pre-cast or pigmented cementitious panels on this… and we might have something with a bit more gravitas. That said, this is not a spot where they'll be able to charge the moon for the suites, so no moon rock cladding either.

I rather like the lower half having those bizarre triangular ish balconies in that charcoal against the white. The upper half seems to fizzle out though.

I miss the Greek restaurant that used to be there, but the area needs more density. Looking forward to renderings.
 
Does anyone need further proof as to why Marlin Spring is a trash developer, and why G+C is a useless architecture firm?

Let me guess, this is the same classic nauseating and cheap alternating white/black motif like we see in 98% of G+C's portfolio?
