A proposed development featuring a 59-storey tower has been deemed outrageous by a Markham councillor as a neighbourhood readies itself for the possible extension of the Yonge subway line.

Greencapital is seeking to rezone an approximately 1.5-hectare site at 10 Royal Orchard Blvd., just off Yonge Street, to facilitate the construction of four towers between 25 and 59 storeys. The development is to include 1,560 residential units, 1,866 parking spaces and a public park.

Conceptual floor plans submitted with the application propose an integrated future subway entrance in the event that a Royal Orchard stop is included on a future Yonge Street subway. The extension has yet to be approved and its alignment and stations have yet to be finalized.
 
I don't think theyre respecting the angular plane to the stabilized neighbourhood. The whole thing is about 30% more ambitious than what they likely what they'll get. Those tower setbacks are awful.

Sooo, it was 59 storeys, 1,560 residential units etc. without the subway station. Ok.
Now that they know there's a subway station, they've shuffled the heights, increased the park space, increased the GFA, increased the density, increased the GFA. and increased the number of parking spots, of course.
But just to go back to the first thing: they imagined that 59 storeys, 9.4 FSI etc. made sense or would ever get approved by a sane council or the OLT without the subway station.?
And now they're asking for more everything but have a worse parking ratio (ie spaces/units) "because" of the subway station?
Yeah, the "transit-oriented" logic here is pretty off the charts.
