Good idea to make use of the existing traffic signalized intersection at Monogram to manage all that new traffic. A bit disappointed to see no retail, but since the holdout is right at the corner where it would make the most sense to put it, there isn't much that can be done about it. Having a large park block in that corner instead is a good call.

Major re-work here.

Notably max height drops from 38s to 22s, but the 17 storey building rises to 22s while a net new 4th building is added at 17s.

The park is also eliminated here.

New rendering updated. Rendering taken from the architectural plan via Rezoning. The overall storey count changed from 38, 34 & 19 storey to 22, 22, 22 and 17-storey. Height changed from 129.90m, 116.85m, 64.25m to 72.00m, 72.00m, 72.00m, 61.00m. Total unit count changed from 1044 units to 979 units. Finally, total parking changed from 700 parking to 632 parking.
