Yeah, I made the mistake of identifying the Walmart Superstore as Landmark, when Walmart's structure/box was in construction. Landmark's site right now is nothing but earth.

hmm, will the condo units face the BMW car dealership to the south? Wouldn't there be light pollution issues?

The Landmark is right next to T&T's Middlefield store, so in a way it is also anchored by one.

I did some shopping there this evening, and I can tell you the Landmark site does look very empty.

Not exactly true... in the South Unionville plaza, the T&T is part of the actual plaza. It's built and enclosed by the plaza itself. Anyone going to T&T will easily walk within the mall itselft.

With the Landmark site, it's not part of the Landmark plaza at all, but a seperate entity that's not connected to each other. Yes they are next to each other, but completely seperate. There hasn't been any activity at the Landmark site in quite a while, so there's obviously some problems either temporary or permanent.

The other major difference is that the South Unionville is a true mixed use community with retail, office/medical space, residential (condo/townhouses), etc.. Landmark is pure retail and nothing else from what I remember of the plans.

The 8 storey condo high rise is on the south west corner of the plaza. The outer units will face the BMW dealership. I think they'll be more light coming from the 407 as the dealership lights aren't that big of a deal. There's also townhouses built on the east side of the plaza.

I was at the sales office this morning and a young 20 year old male was there closing on one of the townhouses for $350,000. All paid in full (cash) of course thanks to his parents:) Ahhhh, the life of the priviledge!!

Yes, I know that, but T&T will help to attract people to the Landmark once it gets built.

Think of T&T as something like the Bay helping to "anchor" the south end of the Eaton Centre, even though it is not part of the mall.

i put myself down for 2 condos...all 1 bedroom as by the time i got there, all the 2 bedrooms were gone. they said they had opened up the condos to T&T employees yesterday so it was pretty slim pickings after.

I think all in all, they are about 60% sold right now.

The Residence at South Unionville Square

I too swung by the sales office and was kind of disappointed ... I thought the units were poorly laid out and small (~680 for two bedroom suite?)... there was a significant disproportionate amount of 1 bedroom or 1+den units in the overall building, and only a handful of 2bedroom suites (maybe 25 or so) ]

Grade: C

Due to the slope of the land, the tower is 9 storeys from abutting streets (Kenndy Rd + South Unionville Ave) ... but when viewed from the 'decked' parking area at the interior of the site it is only 8 storeys

At first glance, I found that unit prices seemed low (w/parking + locker), but looking at the cost / sq.ft. I was suprised to see it is almost equalvalent to Sheppard+404 prices ~

Combining retail, restaurant, office and medical space with townhomes and condominium units in a single development is just one of the ways Mady Development Corporation plans to make the South Unionville Square a future Markham landmark.

To be located at Kennedy Road and Castan Avenue just north of Highway 407, the shopping centre alone will include approximately 700 units.

Levels one and two of the development will be a strip plaza with an indoor mall at the north-east corner of the building. A condominium tower will be built at the north-west corner. A parking concourse will be located below the strip plaza and 28 townhouse units will be located adjacent to the mall.

The South Unionville Square site offers easy access to the Unionville GO Train station, 407 ETR, several bus stops and the new Downtown Markham development. Mady Development Corporation expects it to be “like a bustling community all on its own.”

The development will be designed and constructed in two phases. Phase one will include the mall and townhouses. Phase Two will be the condominium tower.

Working drawings are underway at Toronto-based Turner Fleischer Architects Inc. (TFAI). Other members of the design team include Leonard Kalishenko & Associates (structural) and LKM Consulting Engineers Inc. (mechanical and electrical).

The mall and townhouses will offer about 350,000 square feet of total space and will stand two or three storeys high. The mall will be steel-framed, while the townhouses will be wood framed. Both will include a central fuel-fired heating plant. Meanwhile, the condominium tower is expected to have a concrete frame.

Mady Development Corporation will call for sub trade pricing for this development in spring 2009.

Construction of the concourse is expected to begin July 2009. Construction of the mall and townhouse will follow. No design or construction schedules have been announced for the condominium tower.

Thanks for the update Solaris as they are most useful. Unfortunately those prices are the going rate for condos in the Markham region these days. If you look at the Tridel building at Hwy 7 and Warden, these prices are actually quite reasonable:(
I do like the set up of the entire complex. So far sales are good, let's just hope the builder is reliable as I don't think they've ever built a project locally before.

June 20 - Grand Opening

I live in the subdivision behind this development (although closer to the McCowan side) and on my way to the Unionville GO train station this morning I noticed that the condo sales "Grand Opening" is being advertised on the Kennedy Rd. Billboard as June 20, 2009??

This doesn't really jive with the posts about people already purchasing units?? Was there sales previously for "exclusive" clients?

I agree with you that is the going rate for condos @ Warden + Hwy 7, but land value there are much higher than land value for this property ... you will find that builders there (Tridel, Times, Liberty) are definitely more established and have a proven record than Mady whom is new to residential ... further these other builders have much better layouts than this project ... finally I think finishings here are slightly below average, whereas condos @ Warden + Hwy 7 are actually have much nicer features

I too reside in the neighbourhood ... yes you are correct the "Grand Opening"is advertised as June 20th ... but in fact Mady has been selling the condos since May 30th, with first priority to T&T corporate staff, then agent priority preview ... June 20th is just public opening
