Proposed 23 storey residential condominium in the north end of NYCC, located southwest of Yonge Street and Drewry Avenue, this site is assembled by acquiring a number of single detached dwelling on Inez Court and one lot on Drewry Avenue for road access ... it is certainly nice to see that this proposal will provide for an additional segment of Beecroft Road extension, which will form a part of the 'west' ring road in NYCC ... it's one step closer ! :D

Given Conservatory Group's convention of partnering with E. I. Richmond, I'm guessing they are the architects for this project also?

Certainly providing us with a great amount of variety up in NYCC. Anymore of these and you might think you were in Guangdong or some other random chinese metropolis.
 
hopefully this project will look more interest when a coloured rendering is released ... its really hard to accurately judge a proposal based on black+white line drawings
 
Rubies, Pearls and Emeralds! North York is becoming a veritable treasure trove these days. Next up: The Residences of Lapis Lazuli Place, and Malachite Towers Phase 2.

I was hoping condo names would follow Ultima's lead...Supremo, Monstro, The Residences of Superla, Paramount phases I through XX (all identical), Grander Triomphe, Grandest Triomphe, and the Suites at Extraordinary Lane.

The Ruby site will be a bit tucked away until Beecroft is built.

Some folks here seems to think if a thread is dead, the development is dead,.... obviously have never dealt with Conservatory Group - they march to their own drummer!

Conservatory Group (specifically, it's Yolanda Flanders Development Limited segment) Ruby Condo is taking development in this entire area hostage! Seriously!

One of the fundamental development policy for the Yonge Corridor in North York is all high density developments must be serviced by Service Road (ie Beecroft Rd or Doris Ave or its extension!):
- that protects existing (house) neighbourhoods
- traffic from new development empty out via side street or service road instead of more turning traffic on Yonge Street causing traffic congestion

All the development proposal near Yonge & Cummer/Drewry needs Doris Ave or Beecroft Rd to be extended north to Cummer/Drewry. The problem is it's too difficult to extend Doris Ave because of all the meandering residential roadways north of Finch Hydro Corridor to Cummer. Thus, Beecroft Road north extension is what City focusing on.

And here's the real kicker,... Beecroft Road extension to Drewry is really dependant on (past or now looking like future) settlement with Conservatory Groups Ruby Condo,... which conveys (give to City) some land for the Beecroft Road extension,... but City only gets that land if Ruby Condo gets built,.... All I can say is Conservatory Group have been playing hard ball with City Planning,... to get more height, density and any little thing they can squeeze out,...Yolanda Flanders (Development Limited - ie Conservatory Group) has everyone by the balls!!!

Conservatory's Group Ruby condo land is along dead-end Inez Court directly southwest of Yonge & Drewry/Cummer. As shown, the city need some properties along Inez Court to extend Beecroft Road north to Drewry/Cummer to support these development proposals. But City only get the land conveyed to them if Conservatory Group goes ahead with their currently proposal or new revised proposal. Note: City also need 1 or 2 properties along Greenview Ave just north of Finch but those are relatively easy. City doesn't like to expropriate (buy property) prefer that land be conveyed (given to them) via deal.

SilverCore's NewtonBrook Plaza redevelopment proposal already has settlement over a year ago but City Planning hasn't written Final Report because I suspect it's being stalled due to lack of service road (Beecroft Road extension north)

PlazaCorp's 5888 Yonge proposal WILL also be impacted like NewtonBrook Plaza redevelopment (ie: get to settlement stage but no City Planning Final Report nor City Council approval until Beecroft Road get extended north to Drewry)

I already covered how it's affecting Ghod's 5959 Yonge proposal - they technically also need a new Yonge Street North Secondary Plan to kick in (since they're not included in northern segment of North York Centre Secondary Plan, like Newtonbrook Plaza redevelopment and 5888 Yonge are since they're south of Drewry/Cummer)
