It seems that resale prices of Residences of College Park are significantly higher than
its neighbors. Isn't it true that the rule is location, location, and location?

It's a hot building (the public actually like these towers). Finishes inside are nice as well and the spaces are slightly larger than the newer condos. What are you comparing these prices to? Most of the buildings on bay are old and less luxurious.
 
Personally, I would not purchase in ROCP; very high percentage of renters.

I live in RoCP1. I have not noticed any problems due to high percentage of renters. But, then, I am not a party animal either.
In every rental/condo building I have lived in, there have been a problem or two. That's normal.

As Jaybee said, interior finishings are superior and location is great also -- with direct underground access to College Park shops and subway. I can't describe as to how convenient it is to be able to go out for shopping at Metro without having to dress up -- especially in Winter. You have to experience it.
