Price diff btw sheppard and yonge and downtown central

I am having an argument with a friend about prices for rentals at Sheppard and Yonge, vs downtown centrally, near the yonge subway line. I was saying that sheppard and yonge is cheaper generally, but this is my assumption as I have done no real research about this. Anyone know what the diff in rental prices are between the two locales? I was sure downtown would be somewhat more expensive on average for a 1bed for example..

From what I have seen, downtown is generally more expensive. However there are, of course, always exceptions.
If you want, you could check realtor.ca or any of the many rental websites to find your answer.
 
I've seen yonge / sheppard start at around $1150.

Downtown usually starts closer to $1500.

Both for a 1 bedroom condo.

If you are comparing both condos, a more realistic average condo price at Y & S is probably starts at $1350 for a 1BR with parking whereas the "same" unit downtown would cost ~$1500 w/o parking.
