Love the idea of density here........not keen on the unfolding streetscape for multiple reasons:

1) Lack of trees between the sidewalk/MUP and the road in favour of that unnecessary right hand turn lane. That will make this walk very unpleasant with 3 lanes of traffic (or more) beside you (just in one direction), narrow sidewalk, no shade on a hot summer's day, no windbreak in the winter.

2) The pedestrian lighting luminaire does not stylistically match the overhead light for the road, it's designed to broadcast light widely, instead of putting it where it's needed. Likely a cheap-out move to cut the number of poles.

That's Peel Region, which has always been about traffic and goods movement first. They're going to be difficult in the Shoppers World area, where they designated Steeles as a major goods movement corridor, limiting urbanization of that in another densifying area. The City of Brampton itself is somewhat more enlightened these days, though it's been a slow shift in the right direction there too.
