Rezoning and Site Plan Approval under review for an expansion of the Leaside Village Shopping Centre:

The application proposes to expand the existing Leaside Village shopping centre with three new commercial buildings, one two-storeys in height and the other two one-storey in height with 7,031.9 square metres of gross floor area. There is also 103 additional parking spaces proposed on the site.

That's a lot of surface parking for something 800 metres from an LRT station.

Why would anyone walk from LRT Station on Eglinton to here,... they would go to the SmartCentre in the middle with the Winners, BestBuy, SportChek, Sobeys, LCBO, HomeDepot, etc,...

pretty sure the poster isnt suggesting that this is a great place for shopping since transit riders can access it but rather it is a poor use of land which could be used for condos which would add more riders to the lrt network.

Even then,... at 800m from LRT station, it’s not within the 500m the Province would target for intensification near subway (underground LRT) station. Then you add City’s Secondary Plan for the area - which the City think would over-ride Provincial planning - that was prior to Doug Ford,...

Expect more with the replacement Canadian Tire for the one at Eglinton/Laird too. The good news is the area closest to the station will at least be losing surface parking.

Nope, the site behind the current store - between Vanderhoof and Wicksteed.

I guess that’s the stalled site that was originally supposed to be for Walmart,... until retail market crashed last year
 
I thought it crazy to build a Longos beside a foul smelling waste collection facility but, I have been proven wrong.
 
Like it or not, the SmartCentre model is a very lucrative model for the owners.

People in this neighbourhood drive because they want to. This expansion will be popular.
 
although they were built like wildfire in the 2000's, power centres have actually largely fallen out of fashion for new construction.

They actually don't perform all that well.

Smartcentre's has largely shifted its business model to intensification projects, they don't do many new power centres any more, and many of their centres are sitting empty with few to no new tenants in the last decade.

Investment today is primarily going into renovations and expansions of existing major shopping malls, and the construction of a few new ones (Niagara Outlests and Toronto Premium Outlets were both built recently).
