Kingly Condos (Allied/RioCan) - Real Estate -

Anyone else a landlord here and get forced to pay a legal fee to lease out their units? It feels so wrong of Allied to do this.

Sorry a bit more clarification. We (the purchasers) are in the occupancy phase, and Allied is forcing us to pay a fee to give us the right to lease out our units to tenants, and it feels like extortion. It's that, or we are forced to leave our units vacant (or move in).

This isn't unheard of. It's standard in many pre-construction contracts. I assume you read this detail before signing on the dotted line?

Yeah, usually you negotiate this as part of the sale if you want to ensure there are assignment or leasing rights.
Unfortunately they didn't budge at that time. They also didn't tell us how much the fee was, or that there even was a fee. Just that we are required to get permission.
It's standard in almost all pre-construction contracts, but having the developer charge a fee for the permission is just plain greedy.
