Update , while driving by the site on July 7 , looks like the sales office is already built and parking lot is paved

I wonder what's causing the delay in preconstruction sale of this project ?

i went to the preview on Oct 11 and was very disappointed , and this is the information they made available , prices per sqaure foot on back to back towns are average of the area at around $440-460/sqft but only come with one parking spot and you share a garage with your neighbor and no driveway , freehold towns are at $395/sqft but way too big making the starting price at almost $900K as much as a fully detached house with a double garage and separate entrance 2 bedroom basement appartment in the same area !!! , they should have have made some smaller 1650sqft freehold towns for $650-675K

dam $952k for a freehold townhouse with 1 car garage ,tiny driveway & tiny backyard & no way to really reno a separate entrance basement appartment !!

To think, if you were willing to live in Laurel, Mississippi........

You could get this 5,000ft2+ home on 3 acres of land, for about 40% less.

 
so homes in that area humberwood , have increased annually 6.5% in the last 19 years

so following that average that means that $952k freehold townhouse will be $3.2 million in the next 20 years hahaha... , can you even imagine that...

I was browsing Chicago prices last summer, so I don't know what the figures are like today, but: multiple downtown units (1,000-1,500 sq.ft. lofts with 15-20 ft. ceilings) inside the Loop were going for well under 500k (yes, USD, but their salaries are also USD).

And 2,000+ sq.ft. McMansions in Evanston and slightly north in the upper middle class suburbs 10 min drive from a Metra station were also going for well under 500k.

Meanwhile, our downtown and even mid/uptown prices are approaching/at Manhattan levels. It's ridic.

The only caveat I could see was that their property taxes are 2-3x ours. However, as best as I could tell, that would only be an extra 10-15 grand a year for a McMansion. It would be well worth it in my opinion if the sticker price is 50-150% lower (and correspondingly lower monthly mortgage payment).

Well, I agree our prices are ridiculous; and theirs, by comparison seem quite the value.........

But it's worth mooting, in that particular comparison, that Chicago is shrinking in population; while we (Toronto) are growing aggressively.

That is certainly a factor in pricing.
