HELP: Steps to separating a detached to two Semi-detached homes...

I am currently in the process of purchasing (with My Husband and two friends, all as co-purchasers) a detached home. It is currently zoned as a legal non-conforming duplex but it is not a traditional duplex layout it is set up as a semi detached home.

The application process is about $940.16 for application, Consent Revision $246.34, and Validation of Title is $246.34
Our Lawyer fees (for our co-purchasers agreement) $1200
Surveys Pre severence $350 Post Severence $480
Building a Fire-safe wall between Units $6000-$10000

Our Lawyer makes it out to be quite easy to go through with this process but trying to get more information is very difficult and since there does seem to be a lack of public information it appears more difficult than he is making it out to be.

Has anyone ever done this, I'm sure I've forgotten to include something. Can you give any tips or adivce? Was it worth while??

Speak to your councillor, which will help you greatly.

The application is probably in the ball park of 15k (to sever the property), also, some other fees might be had due to rezoning , including a negotiated fee due to the increase of land value after rezoning. A

lso depends on your neigbourhood and what it's currently zoned.)

On major obstacle will be your neighbourhoors. If you're surrounding neighbours complain, then you might as well not happen.

If your inital application doesn't go through, an appeal process can be had with the OMB... BUT if their are vigilent neighbours, you might as well give up.

Ask Brad Lamb what happened when he tried to take his application to the OMB with the broadview/queen st development.

it's generally a long drawn out process. not sure if it's worth the additional exquity, but would be interesting to actually go through it once.
