The applicant proposes to construct four blocks of townhouses, having a total of 21 units. Additionally, two detached dwellings are proposed. Hi, newly joined here.

Just wanted to share something that I found was a little disturbing.. I attended a sales session with Bazis for their $2mil estates on bayview project. At the meeting they were unable to tell me anything about the fixtures being used, what tiles (marble? porcelain?) What floors? what brand kitchen appliances etc other than it being of 'very high quality'. It was all a little odd, I'm very familiar with the area and the pricing but even a year later after the meeting... I still can't wrap my head around investing that kind of money in real estate with none of that basic information.

Fast forward a few months later there was a collapse of a famous builder, turns out townhomes are exempt from protection from the government if the builder decides to default....... (urbancorp)

Curiously, Estates on Bayview is no longer a project listed on Bazis' website. I see a few listings for pre-construction still floating around though. The area is nowhere close to breaking ground. I heard there were some major pushback from the surrounding neighborhood (Bridle Path) against the townhomes which is expected.

I wonder how this will all span out.

New documents have been submitted to the City to support both the rezoning application and site plan approval, as recently as the 4th of this month, so while it may seem to be taking a while, it is advancing.

Every developer moves at their own pace, and we cannot know how a particular project fits into their schedule until they make public moves!

Bazis has always moved at a slower pace than others. I found it odd that when every condo-developer and their grandmother are building condo towers,.... a condo-developer like Bazis suddenly switches to townhouses,... looking at Bazis product cycle,...

- Council approval (with local ratepayers group support after revisions as per documents) December 13, 2016 but project DISAPPEARED from their bazis.ca website (as of early Feb 2017) and on-site signage disappeared

Note, after Bazis lost about $30million on their failed 1 Bloor East project, it seems all of Bazis' condo projects required generally 2 other partners to get financing (a-la EmeraldPark, Exhibit, e-condo, but only one other partner for 1 Yorkville). But Bazis seem capable of getting financing themselves on these little townhouse "filler" project,.... or maybe not,... they severed this lot into 2 house lots in rear and 20 townhouse lots on Bayview; that might be so it's easier to sell off the Bayview frontage land to townhouse developers VS individuals looking for house lots (rear). (Note: When I checked last week, Bazis still own all the Estate on Bayview land.) Or just sell of the 2 house lots to raise money for financing the townhouses. But why townhouse project get resubmitted? Maybe help void previous buyer contract so Bazis can sell new townhouses higher as market increases.

Also, Bazis' Tiffany style "Estate On Bayview" signage disappeared from this site months ago! Add to that Bazis' architect Rosario Varacalli (one of the most talented locally stationed architect) seem to have set up his own firm to work with other developers,....

Yes, while "Bazis" resubmitted new files including updated architectural drawing on July 4th,.... the real Bazis was selling,... not the proposed townhouses but the land,.. to another developer!

Like I said, Bazis' Estate On Bayview and Oasis On Lawrence were just filler project for Bazis, little project until last 2 condos are done (e-condo & 1 Yorkville)

But apparently, these filler townhouse projects would take too long and Bazis can't wait to get out of town! This is what happens when a "luxury" developer can't deliver what they promised their customers,..... thus, do expect Bazis' e-condo and 1 Yorkville (under construction) projects to turn out as poorly as EmeraldPark since Bazis is making a beeline out of town!

I'm wondering how RUP came up the name,.... since occasionally if I had too much to drink and I start talking about Empress Walk or Emerald Park,.... it'll come out as "Empress Park"!

Bazis also might be scaling down or cancelling their Estate On Bayview townhouse project as well,... since they went after land severance at committee of adjustment earlier this year,.... making those properties easier to sell to other builder/investors.

Yup,... Bazis' product line (only e-condo, 1 Yorkville under construction and no development application in planning while every Condo developer in Toronto and their grandmothers have full product line with numerous proposals in development and pre-application stages),.... sure looks like Bazis is getting ready to crawl back under that rock they came from in Kazakhstan

BTW, just like Estate On Bayview,.... "Bazis" recently resubmitted new and much smaller Oasis of Lawrence project in late August,...

So Bazis - Estate On Bayview - assembled the lot, up-zoned twice only to flip,... to RUP group - Empress Park - which tried to sell starting in mid-2 million ,.... per townhouse!!! Here’s another rendering from http://empresspark.ca/

I guess it’s tough selling townhouses starting at mid-2 million per,.... RUP Group seems to be giving up on this EmpressPark since the assembled land with zoning for 20 townhouses is now for sale,... for just under $25million! Huge For Sale sign on site,...

Thus, @mod should change status to DEAD — again!
