One only has to look to South Core to see the benefits of mixed use areas. Residential beside office beside hotel beside entertainment equates to 24/7 viability. If the city and GG want a lot of retail here then they'll need to have more than just M-F office tenants doing the shopping.

The beauty is that this location will be a massive transit hub (meaning easily accessible to many weekend and after work shoppers), and be surrounding by medium-high density residential neighbourhoods once all is said and completed.

The torrid downtown Toronto office market is being squeezed just a bit tighter, with vacancy dipping to an historic low of 2.5 per cent

New office space in 2020 and beyond
“The good news is that a new development cycle is fully underway and over 5.5 million square feet of office space is scheduled to be delivered to the market in 2020/2021,” said Schaffer in the release. “Even then, demand will likely continue to outpace supply as over 50 per cent of the space now being built has already been pre-leased.”

In addition to King Portland and Daniels Waterfront-West, the following major office towers are under construction:

– CIBC Square 1, 81 Bay Street: 1,5-million square feet, to be completed in 2020. CIBC, Boston Consulting, AGF, Ivanhoe Cambridge among the major tenants;
– CIBC Square 2, 141 Bay Street: 1.4-million square feet to be completed in 2023. CIBC occupying half the space;
– 160 Front Street West: 1.4-million square feet slated to open in 2022. Ontario Teachers’ Pension Plan to occupy nine floors;
– The York Centre, 16 York Street: 870,000 square feet to be completed in 2020. First National Financial and division of Ontario Pension Board confirmed tenants,
– 100 Queen’s Quay East: 575,000 square feet, to open in 2021. Approximately 390,000 square feet available for leasing;
– 99 Atlantic Ave.: 132,000 square foot Liberty Village development to be completed in 2020. Built on spec.

Devencore says the following projects are still in pre-leasing or pending construction: a four-storey, 346,000 square foot BMO campus at 290 Yonge Street; the 1.4 million square foot The Hub at 30 Bay Street; the 48-storey, 1.1 million square foot Union Centre near Union Station; the 850,000 square foot The Well at Front and Spadina streets; the third tower at the Bay Adelaide Centre Complex, 800,000 square feet; the new Commerce Court at 197 Bay Street, 64 storeys replacing two existing structures; and a major 10-acre project just announced by Choice Properties REIT at Bloor and Dundas West.

There is a ton of retail planned, basically a mall like the Well, that should bring in traffic after work hours as the East end doesn't really have anything of that scale nearby. Plenty of residential is planned in the portlands and north/east of the site. Also, included in all of the 12 million sqft of proposed space is institutional, cultural and hotel that doesn't seem to be brought up much. Not to mention public spaces/parks/pops.
One other point of note, mostly the reason they are going strictly with employment is, most if not all employment lands near the core is already taken up and they wouldn't be converting any of the other residential land uses downtown to make room of more office space.
I get the whole mixed use thing, but I don't believe it will be like the financial district ghost town.
 
MaRS 2 in the old soap factory? I can't think of any other east end developments they'd be looking at, unless they mean the east side waterfront.

Exactly. Thus why I said "a tad more refined-looking", than the boxes that were shown in other renderings. Here is to hoping that there is some design excellence and thought put into what ends up getting built here, when designs are eventually done for the buildings.
