Condo recommendations for under $225,000

A family friend who works on the Esplanade wants to move into a condo somewhere near downtown. She's been approved for $225,000 in financing. She needs parking for her car (let's not debate that, she needs it more than a car share system could provide). She needs a one bedroom condo or open loft. Any recommendations?

I also recommended keeping an eye on Regent Park's development, as that place is going to include hundreds of condos. The place might look like a ghetto slum now, but in ten years a condo there will be worth a fortune. Check out the details for the first condo they're building at http://www.onecole.ca/home.html.

Also, mls.ca for listings in areas C01 and C08. She's more likely to find something in C08, it's a little less expensive in that area. Stay away from co-op ownership., they're hard to get financing for. Finally, probably avoid 1KW for now given it's array of problems.
 
Definitely check out mls.ca It will be hard to find a 1+1 condo for $225,000 including parking but it is possible.
ALso, $225,000 is what she has been approved for financing for but she must also have a down payment of some sort? If her down payment is anywhere between $30 - $60k that will definitely open up more options for her.

1 bedroom average $175,000

She can walk to work no car needed! Cheap, quiet and roomier than today's new condos (I've been in the building--a mix of students, young and old working ppl.)
