This is located on the south side of Steeles Avenue East, abutting Rouge Park
Plotting the property lines on TO Maps was unusually challenging, so you get a free-hand approximation instead:
Roughly 60 hectares/125 acres
Here's the regulatory floodplain map from the TRCA for this area:
Anything in blue is off-limits for development. The rest is certainly possible.
There is no immediate precedent for anything but SFH's in this area; but golf courses to the immediate north are going high density.
I imagine there is some testing of the waters to see what's possible here.
My take, give me the Floodplain + 2/3 of the rest for natural forest/park; and I'm open to talking. Whether the locals may be as inclined.....
