This vet is closed and is now selling the building. It will be interesting how heritage designations impact the sale and development.

I can see it becoming a micro brewery.
 
I don't see the current 'core' lot as viable on its own if there's to be any preservation at all, it's only about 8,000ft2, and it's only ever going to get a mid-rise approval.

The lot out to the corner (917) looks like it may be under common ownership, but it's not legally the same lot.

Even then, you only get to a bit shy of 11,000ft2, viable as a clean site, but with preservation, I think the numbers would be hard to make work.

Now if you throw in 929, the lot the east, I think you have a very attractive assembly, enough so, that partial or full preservation might be workable.

I walked by this building just the other day and remarked how much I like it, complete with its distinctly old school signage (there I go about signs again).

Assuming someone assembles all those properties, I'd like to see a red brick clad midrise on 929, possibly wrapping behind 925/923 and replacing the 1 storey rear addition and used car building. From there, turn the parking area on the corner of Queen/Morse into a parkette and leave the heritage buildings alone entirely. The deep setback of the vet building from Queen would make for a great patio space.
