Tartu? Depends how old you are--if you're under 25, you might like it, at least for a few months. Older then 25? Rent a room in an old Victorian home anywhere from the Annex to Little Italy--you'll love it and get to meet the locals better than staying in a shared condo.
I think your right with the Victorian home idea. I'm 30, and I've found a few places on craigslist that sound really nice and in nice areas around the Annex/Kensington Market. I'm gonna have to spend a lot of time in the coffee shops & bars in the neighbourhood talking to the locals - hopefully I won't become the token crazy brit in the area!

Our prices are 25% less than Yorkâ€™s Undergraduate Residence fees. In addition, you are NOT required to pay Residence Life Activity and Admin Fee as well as $3000 â€“ $4000 for Meal Plan which is a pre-requisite for acceptance into all Yorkâ€™s Undergraduate Residences.
Each of our properties has a shared kitchen with lots of cupboard space and has a fridge, stove, dishwasher, microwave, and water boiler. Each home also has a commercial laundry facility. Washrooms are shared between 3 rooms unless tenant is staying in our Master Suite which has a private full bathroom with shower, jacuzzi, toilet, and sink. Each home also has a back yard for your enjoyment.
All rooms are over 100 square feet and have closets, light fixtures, and window coverings. We provide both furnished and non-furnished rooms. Furnished rooms include a single bed with mattress, desk and chair and are priced $50 higher.
Smoking and pets are prohibited. Limited garage parking spots are available for additional price.
