An 8 day hearing is scheduled at the OMB in September for a Haulover Investments Ltd proposal against Richmond Hill's refusal to for OP and zb/l amendments regarding two towers 18s & 26s attached by a 6s podium with a total of 494 units, ground floor retail, office and live/work units, a public park and pedestrian promenade. Proposal is located at 9251 Yonge Street, on the SE corner of Yonge Street and 16th Avenue.

The development is comprised of two residential towers and a 6 storeys high podium building. Tower A is 22 storeys high, is oriented towards Yonge Street, and sits on the podium building for a total height of 28 storeys. Tower B is 24 storeys high, is oriented towards 16th Avenue, and is linked to the podium, which wraps around the Yonge and 16th intersection. The development includes a total of 478 residential units along with at grade retail and commercial space.

that is the site behind this one. Beverly hills condos are not on the exact corner of yonge and 16th, and this one is.

When I looked at the map of the Beverly Hills site, (below), I noted that the office building was not included.

It is identified as the Carville Centre in this map from the Beverly Hills thread and originally from the Beverly Hills website.

I did not believe that they could fit two buildings and a podium into such a small area. I can see why Richmond Hill has rejected it. The design does not really match too well with the other one to start.

Would be interesting to see a conceptual on how both would fit together or how this corner would look with both there.

It appears that the 8 day hearing has already taken place, it was in September 2011; the Town appealed and lost.

There has been much discussion and dissension on the Town's official plan; parts of it have not been accepted by OMB.

Richmond Hill rejected the proposal and the developer used their influence with regional councillors to try to influence the decision at the York Region level but the region didn't feel it was their place to opine.
