I was reading a Toronto Lobbyist Registry report last week that said 820 Church Street--currently King Palace Restaurant--is seeking redevelopment. If it includes the auto garage to the rear I could see a 50 storey tower on the site:

The immediate problem is that I doubt this substation is for sale. Combined with the fact that the subway tunnel runs directly below, I'd love to see how someone would go hi-rise on that site.
 
Maybe the owner next door should buy the property so they could expand. Or make it a small classy park .
 
King Palace and the Car Wash (not a grade that I know of) are sort of an L-shaped site that fits around the substation that Project End linked to above.

Building on top of a subway line is possible. It's happening now at 501 Yonge, and there are many examples of it all over the city, including immediately to the south at the Hudson Bay Centre and the Xerox Building south of that, to the west at Cumberland Terrace, and many, many more. You just need to be able to put down support columns or walls on either side of the subway tunnel and bridge over it with the new building. We saw that happen recently at Exhibit.

@ProjectEnd is right, the substation that powers the subway line in the corner of the L, is not likely to redeveloped along with the rest of the site. Maybe it could be if there was a very ambitious program here, but I imagine that fire regulations would make building over that very, very tricky.

No small classy park is going to magically appear here.

I mentioned this proposal last year but never released any renderings because it kept getting redesigned. This is going to the city within a couple months.

It's immediately east of the Toronto Reference Library, and will be a red iron-spot brick to complement its neighbours on both sides. A 5 floor podium will contain "institutional uses" (an international school I believe), with 32 floors of condos above. 720sm floorplates, all unit sizes from 900-1800sf (excluding penthouses) and double-height.

Something that should be talked about here is what the likely final size/appearance of TRL will be 10-20 years from now.

In a society that evolving away from paper books to at least some degree, the TRL not only remains popular be continues to be extremely busy.

I would argue some further expansion (likely vertical in nature) will be forthcoming at some point. At that time, some change of portions of the exterior might be expected as well.

Before the this gets approved, let's make sure someone's bedroom window isn't level with a new TRL floor 6, and that thoughtful and complimentary choices have been made.
 
I don't believe this is a serious proposal. There is at least one other scheme being floated for this site. This one completely fails a number of the absolute criteria for this site. Could be wrong but I wouldn't put ANY stock in this one.

The five story podium seems to include the active substation which isn't for sale or under any development consideration. Also the position of the tunnel precludes any structure over 1 story over certain parts of the site that this proposal has.

There's also a city owned laneway that has mysteriously disappeared.

Lanes can be eliminated. TTC substations can be moved to the parking garage.

The TTC works with developers to build second entrances and increased fire ventilation all the time, why not to move a substation?
