8127-8149 Yonge Street: a proposed 40 & 40-storey mixed-use condo & retail and 3-storey townhouse development designed by Turner Fleischer Architects for DRC Markham Incorporated (a joint partnership between Holborn Group and Bratty Group), on the east side of Yonge Street and north of Bay Thorn Drive in the Langstaff — Royal Orchard neighbourhood of Thornhill, Markham; and within the future Royal Orchard Station MTSA.

Let's see if locals are willing to pay the price for their station.

Would be nice if the Persian grocery store can move into the new space. And if the economics+demand are there, some Persian, Russian and Jewish community service uses would work in this area.

Public realm contributions should go toward converting local all way stops into roundabouts (fat chance) or enhancing Royal Orchard Park (more likely).

Not a fan of the midblock driveway.
