E Squared Developments is currently building an exciting new residential rental community in the heart of Waterloo. This striking project features three modern towers — rising 27, 18, and 16 storeys — set atop a six-storey podium with 553 units in total. Both Eqsuared and Clark Construction Management have this listed as it recently started construction. @ZEBuilder probably is the guy who would know a lot more about this.
 
I'm surprised there wasn't a thread for this one, but I'll provide some of the history for this one.

It was originally made public in early 2022 through an OPA/ZBA application. It was planned to be 3 towers built in 2 phases, phase 1 being a 16 floor tower (Tower C). Phase 2 consisted of 2 towers, 22 and 19 floors (Tower A and B respectively), while sitting on a 6 floor podium. There was 494 residential units proposed, consisting of 1, 2 and 3 bedroom units, 600 sqm of commercial. 508 vehicle parking spaces (0.9 per unit+visitor+commercial) were proposed and 306 bicycle spaces. Tower B was also proposed to have a max width of 51m instead of the zoning bylaw max of 40m.

The City of Waterloo tends to be difficult to work with in regards to OPA and ZBAs, there was a span a few years ago where basically every single project was going to LPAT/OLT since the city was stuck in their NIMBY ways (they still are). As such this went to the OLT and subsequently the city and developer came to a settlement agreement.

Within the settlement, staff and the applicant agreed to, a maximum podium height of 6 floors (21.5m), Tower A will be 27 floors (89m) with a max width of 40m, Tower B will be a max of 18 floors (60.5m) with a max width of 43m, Tower C will be a max of 16 floors (54m) and a max width of 40m. Minimum commercial must be 475 sqm. A drop in the required parking to 0.80 spaces per unit, 0.10 visitor spaces per unit and 2.4 spaces per 100 m2 of commercial (this is the same rate as the original application).

The settlement also allowed the tower at the rear of the property to be built first.

As for building permits the demo permit has been issued since late March. The actual balance of construction permit is still under review, based on that permit there is 553 units containing 717 bedrooms. However everything else is the same as I mentioned above.

I don't have the documents from the OPA/ZBA saved and Waterloo removes documents once the projects get to the point of construction so I can't pull them up, they're likely archived somewhere. From my recollection it was a fairly standard floor plan. Parking was all internal to the building in the podium, this is mainly due to the Laurel Creek Floodplain which is dual zoned through Uptown Waterloo to still allow development but it does generally prevent underground parking.

It doesn't have the worst transit access in KW, it is a 15 minute or so walk to the LRT (Waterloo Town Square Stop) from the site but there are bus routes along Weber and Bridgeport which run ever 15 and 30 minutes respectively.
