It's a continuation of the Sheppard West 'Avenuization' that has been happening over the last decade or so. On a first glance the architecture is at least a fresh change from the rest of the drab condos that have been built west of Bathurst. Design aside, the development along the stretch of Sheppard should be replicated on arterials all across the GTA.
 
looks like project is by Enirox/Pegah/Format - not sure which name this will be marketed under.

It's certainly better than most of the Torbel stuff on this street, which is not ugly per se, but unremarkable and bland, though I am not sure how that white precast will look - it could end up not working at all. I do like the massing.

There's hardly been any retail at the bottom of these buildings, but retail spaces that were built are largely empty anyway.
 
The City and developer settled on this one prior to the OMB hearing in Nov 14, for everything other than the Site Plan. Approved at the OMB…

and then nothing happened? Anyone know more or different?

I passed by on the bus today, and there's temporary construction fencing surrounding the church. I haven't found any demo or building permits for this site though.
