It's difficult because everything in the area is zoned for employment which essentially prevents residential from being developed without massive time and cost expenditure on a lengthy Board hearing. The City is very touchy about letting go of Employment Lands (as silly as that can sometimes be).

What is especially silly here is that Carlyle communities recently got a conversion for their site directly to the east along the rail corridor, which is going to have a few very nice residential buildings. Meanwhile the corner will apparently have some terribly ugly self storage building.
 
Ugly as sin, but at least it'll bring some street facing retail, and be easily re-developed in the future...
 
I know this is a pretty suburban area, but self-storage right along the streetcar route and next to the proposed GO station? That's disappointing. Not going to do much to make that intersection more friendly.

But it's not really a suburban area. It has a streetcar line, a future GO station, multiple bus routes, it's 2 kilometres from a subway station. It's about a 20 minute drive from the downtown core on regular city streets (not even using a highway). Surely, there's demand for more sophisticated urban uses here than self-storage, which already exists nearby at Keele and Vine Avenue and Weston Road. There's almost no office space in the area, despite easy transit and highway access.
 
Yeah, this remains crap. Not even the lipstick on a pig floral art mural on the north end will do anything. This intersection wasn't exactly a looker to begin with, but the owners here clearly didn't care, and this building will unfortunately go along with the aesthetics of the other dreadful storage facilities that come up north of here along Weston Road, between St. Clair and Rogers Rd.
