587 Avenue Road (current 4s walkup apt building for sale, proposal for 15s tower)

Site is right next door to the failed Wentworth Forest Hill project--now owned by a different developer. Wonder if it gets consolidated into a larger proposal including this site or stays separate? Will be interesting to watch what happens.

I thought it was very difficult to get apartments demolished when trying to rezone for higher residential condos.

15 stories is way too tall for the area. I'd rather see a tastefully done midrise.

Its like 30 ft taller than a midrise isn't it? 12 vs 15 storeys? Seems to me there are a couple condos a block north that rise 15 or 20 storeys.

It is if the existing apartment building is rental, which it appears to be. There's a policy in the Official Plan that applies when 6 or more rental units are proposed to be removed and requires that the rental units must be replaced within the new development.

I was going to setup a thread for this project after shooting it on June 6, but never got around to it. I class it as 587-609 Avenue Rd

If you add the close museum to this one, you can get a nice devlopment here.

Those are rental units.
