This application proposes the construction of 42 three-storey row houses at 55 Howie Avenue,
with parking accessed off of a private lane located to the rear of the proposed row houses. The
proposal includes a parkland dedication of 560 m2.

In converting the former Catholic school site to residential use, the project respects and
reinforces the general physical patterns found in the surrounding neighbourhood. The row
houses front onto both Howie Avenue and Boulton Street, have parking at the rear accessible
from a laneway system and add parkland
adjacent to an existing Toronto District School
Board yard.

Wood studs between the units. If done well, it can be better than poured concrete, but I get the feeling sound transmission could be an issue here.

Last time I walked by in the fall, these were basically finished. Very bulky profiles and little private land/decks (maybe on the roof?), but good access to the schools' connected playground. (While the Catholic school gave its life for the site, Dundas/First Nations and Queen Alexandra are adjacent to the site.)

We were shown a completed unit by our agent when we were looking for a new place. They are generally pretty nice. One very odd deficiency was in the master ensuite. The toilet is a water closet and has an exhaust fan. The problem that the rest of the huge bathroom doesn't have any ventilation, no exhaust fan whatsoever. They will all end up with mould.

On the other hand, we may not be getting regular updates on The One or other nearby projects in Yorkville and Yonge Street though.
