KingSett Capital, on behalf of its Real Estate Growth LP No. 4, announced today that it has completed the acquisition of 506 – 512 Yonge Street, located between College and Bloor Streets in the downtown Toronto corridor. The property comprises street-front retail and residential apartments units.

Those 2 single storey buildings could be yanked for a single 40s tower imo.:D

The bad news: KingSett likes to partner with Canderal.

I dont know about that, this purchase also includes two of the four 3-storey structures to the south...my guess is that they will probably sit on it till they buy the other two most southerly attached buildings, and maybe even the Syd Silver building.
Something like Five could work here.
 
It's not directly comparable - the Five site is significantly deeper.

yes - Five is SIGNIFICANTLY deeper. not a chance kingsett or anyone for that matter gets away with building a tower in this location. a 10 metre tower setback for 460 is one thing (debatably justifiable due to the college street subway being right across the street). this is totally different - two blocks north and in between two subway nodes. the site only has enough depth to accommodate a tower if you make a 10-metre setback from yonge. anything more and it's not feasible with the lane behind.

Yeah that's how I found out about this project. I was reading a National Post article about it closing and then I thought--perfect site for a condo so I started googling.

people - how many times do i have to tell you - not enough depth to accommodate a tower on this site. it's on the wrong side of the street and doesn't benefit from the transportation/comparable (karma) argument that 460 benefits from. what you'll see here is something mid-rise, maybe a four-storey podium covering the site and some stepping-back, similar to what's being schemed for the CHUM site (and that's being generous).
