20 BRENTCLIFFE RD & 100 VANDERHOOF RD


Proposal to permit a 39-storey mixed-use building with a total gross floor area of 30,628m² (5.63 FSI), and comprised of 1,128m² of non-residential space on the ground floor and 475 residential units. The proposed development includes a tower element that sits atop a 5-storey base building. Proposed are two levels of underground parking with all vehicular and loading access to the site is off Frederick Todd Way. Indoor and outdoor amenity spaces are proposed on the 6th floor, as well as additional indoor amenity provided on level 39.

Wow, this is big, but not surprising given the precedent to the north. I'd like to see a little more retail here, even though there's much big box store retail to the south. I think retaining a mixed use environment here would be very useful, and makes sense along these side streets considering the current arrangement here with the former commercial plaza.
 
This would be a rather pivotal building for the area as it starts to form a stronger urban streetwall presence at the Brentcliffe and Vanderhoof, and the interior section of this growing node. Which although does have a variety of different employment usages to the south and east of it, is still primarily more frequented by car traffic than pedestrians.

Like the look of the tower, but is it safe to assume this Leaside industrial park is going to be Liberty Village 2.0? Already got dumpy 2000's townhouses, terrible public realm and a dubious connection to downtown, what more could we ask for!
 
I agree that this is a pretty good spot for a giant penis but I would prefer geodesic domes for the testicles. I know that would be a bit out of context with the other new buildings but if you're penis-it-up, go the distance. You could even have an anus theme for the little park, which would be pretty cool. You could have one of those little mud play pits in the centre. Kids love those things. You could call it 'Poo Park'. Kids love the word 'poo', too.

For the record.............the above series of exchanges here is just a tad weird............if only........because....if you have that much of a flat top, the OBGYN who assisted in your birth wasn't very finessed with scissors.

That would certainly contribute to anyones castration anxiety at a young age.
I almost feel it just looking at this rendering.
