So I'm looking through MLS and it seems that some units, mostly lower floors, include CAC in their maintenance fees while some others, mostly higher floors, do not include it. Is this normal? If so, how much is CAC per month usually?

i've never heard of CAC being separated to include and exclude some within the same building.

i think central a/c is typically included since it is 'central'; however, to actually circulate it, one needs to turn on their heat pump which uses electricity that is individually metered.

i would say the broker/seller made an error on the listing.
