These are fairly modern and urbane for Grimsby. Way too much parking, but for a town without a transit system, it's understandable.

I'm mostly fine w/this, but I would like to see some retail at-grade.

There is extensive retail in the area. If there is going to be surface parking at the rear anyway, some could be set aside for customers.

I think this would be a perfect site to focus on restaurants w/patio dining, since most of the area retail has parking in front that would make that unappealing.
