The Lobbyist Registry indicates a probable move to convert additional employment lands to mixed use in the immediate vicinity of Mimico GO Station.

What you see to the south is the current parking facility for Mimico GO. The parcels to the south of this and to the east are already under redevelopment in threads documented here at UT, while applications are in process, nearby, on Royal York Road, one block to the west.

This site as seen above is ~1.1ha or about 2.5 acres in size.

I like the idea of the podium, but if it looks like this at the render-porn stage........the execution will likely be a problem.

Parks:

We all know at this point how I feel about tiny parks. While there are worse sized ones that what is proposed here, I would really prefer to see one of two strategies:

1) All the area landowners pool their parks obligation and deliver a single larger park instead of 3 or more small/micro parks.

2) Expand the relatively small Coronation Park across Royal York. ( I do get having a a little kids playground on the near-side of Royal York, but after that, better to have a much more usable facility 1-2 blocks further away.)

Purpose-Built Transitional Housing in the PODIUM of a Tower, or as a fully stand-alone building..?

Roughly 5,000 sq meters - so I don't think it will add much new net capacity or beds... but hard to say.

We visited a "Shelter-in-a-Podium" site in the DC-Metro area last summer. It is an interesting model to see coming into Ontario.

I can't think of many other examples.

Shelter is not in the podium, it's in a stand alone building that will be owned by the non-profit. It's the small looking building right next to the park.

I haven't looked at my older photos of this area so I don't know if this demolition was recent or happened long ago.
